not something that you want to wake up to in the morning and look at studying it researching it I'll become on the negative side of it real quick we were there as people in Madison Indiana celebrated last September when their city council denied a 1,000 acre solar farm to be built in the Madison area of Jefferson County Indiana this is one of at least three large solar Farms denied in kentuckyana in the last year and a half a big concern we often hear at these meetings is property values and if the solar Farms will hurt the value Focus reporter Travis Breeze and photojournalist Jessica Farley traveled to a400 acre solar farm in Southwest Indiana that has been approved to see if these claims are true it is farther away from the elementary school but yeah fires are definitely still one of the big concerns the landscape is changing around parts of posy County Indiana west of Evansville Matt cyer has a front row seat whether it's his house or his parents front yard the Porta poot would bother me if I was you yeah what he's looking at is the posie solar project taking 1,400 Acres of farmland and building panels to harness the sun it'll power 25,000 homes the company aravon offered to lease Cipher's parents land but they said no what is so tough for you about looking at this for me it's a I I grew up here I was I was born and raised right here and being a farmer myself I know the effort and the love it takes to have good productive soil and working towards nutrients and then to literally watch them come in with bulldozers and dump trucks of gravel once it's gone it's gone you can't just get it back just like in Clark and Jefferson County Indiana people were worried about their home values near the project in my opinion it's been negatively affected the developer says this is just an opinion but some studies support their concerns in some cases we found statistical evidence that property values were decreased Ben hoen is a researcher with the Lawrence Berkeley National Lab in California we interviewed him on December 9th in a 2023 study they analyzed 1.8 million home transactions near solar farms in six different states they found on average homes within a half mile of a solar farm on previously a land sold for 3% less after Construction C the view from the porch was the driving factor a visual dis amenity maybe it's a nice view of a beautiful field that changed and and that seems to be what we're measuring but Howen says it's not a hard and fast rule that solar Farms will always decrease home values they found no noticeable effects more than a mile away from a solar farm and no solid Trends in three of the Six States they studied you could find a solar project project where the homes don't change that could easily happen yeah and I think the way we just sort of Simply refer to it now is there were inconsistent results Kendra bessi a real estate agent in posy County tried to sell a home near the project when it was still in the planning phase you had an agreement in place and then it fell through the buyers were ready to buy um found out about the project and decided that it was too close to the home and backed out of the purchase agreement the house was originally put on the market for $2999 it did sell for significantly less it was 265 is what we ended up selling it for that's an 11% decrease for a home with one buffer property between it and the solar farm the project will have vegetative screening once the plants grow up the developers sent us a statement saying there are a number of factors that influence property values and no credible Studies have shown an association between an operating solar field and negative long-term impact the Farmland that surrounds these homes will likely increase in value because of the potential for the solar farm to expand cyer says while his land has gone up and the land around him he's not celebrating so it makes it harder for a young farmer like me to ever consider expanding or gaining more acreage the developers say their project affects 1% of Farmland in posie County while property values are one thing upset farmers can point to it runs a lot deeper ER you're not producing enough for the cost of a land that you're taking away zoning boards and farmers will have to decide the most important use of their land and the right balance between traditional farming and solar farming harnessing the power of the Sun not so simple as you're seeing well WHAS11 News also asked two members of the posy County Indiana area Planning Commission to interview about the project but both of them uh denied denied doing the interviews did not want to do them now Travis is going to be back here tomorrow night at 6:00 with a followup to this investigation how some agencies are forecasting energy shortfalls in the next few years and how solar fits into that picture ...
